We’ve grown our apartment database from one market in 2005 to 34 markets in 2022. We are the only company that sells raw apartment data with accompanying property images in an affordable subscription format. You can use our apartment data to publish apartment listings on your real estate website, generate online leads from national rental websites, and endless marketing ideas to promote locator friendly properties.
Our database is updated from our proprietary network. Our database is available in 34 markets so we have multiple data sources that we aggregate into a single database. Small markets like Charlotte, NC have a different data source than Phoenix, AZ. Our system is very sophisticated and extremely complex. Since 2010, our platform is built on the number one cloud technology platform in the world, SalesForce.com. The security is unmatched so we’ve never had a data breech or data loss.
- Locator friendly properties are updated at least once a week. We give each property a score based on number of views. Properties with a higher score are updated 2-3 times a week.
- We update our database electronically through our proprietary network of data feeds, data share with other data providers, and property management software subscriptions.
- You can compare our data to the price posted on the property website and it will match the weekly price within $50.
- If you select the “real time pricing” option on your apartment lists, the price will automatically change on your lists when the price changes in our database. Every time your client opens the list, the accurate price is displayed. You can override the price manually if you’ve called and confirmed availability.
Does the Apartment MLS show availability?
The apartment MLS does not show availability on individual floor plans, but it does show when the property is 100% occupied and all floor plans are unavailable. Many properties use daily pricing software, and they will never grant real estate agents access to that deep level of pricing or availability. One of the reasons our pricing is more accurate than any other locating database is because we rank each property and spend money keeping the highest ranked properties updated more often. Data is expensive so if a locator friendly property rarely gets viewed and is never added to an apartment list or chosen from an apartment map, we only update it once a month. But if a locator friendly property gets viewed frequently in the database and on the map, we update it at least once a week.
If a property does not work with locators we update it once a month. If a property is located in a market without at least one user or apartment locator subscriber, we update it once a quarter or when a new subscriber signs up.

How is the pricing updated?
We are database experts. We update our database through our proprietary network. Our system pulls pricing directly from some property websites, 8-10 data feeds we purchase, we have data sharing agreements with small and medium size data providers, we crowdsource prices from locators who manually enter the rent on their list, and we subscribe to feeds from property management software.

Real-Time Live Editing
Use Live Editing and never send an outdated apartment list again. You can edit the bedrooms, bathrooms, square feet, and rent directly on the list. You can change the rent as many times as needed and you never need to re-send the list. The list is Live and Real Time. Every time the client opens the list, they see the most recent changes.

The interactive apartment list is a shared working document between you and your client, it’s never static. You can add and remove properties, view and edit notes directly on the list, and revise the search multiple times. Every time you open the list online, the most recent changes and notes are displayed. You never “re-send” the list.

The client never see’s the commission information. If you update the rent from $1600/mo to $1625/mo, the client will see $1625/mo the next time they open the list. In the Like/Dislike/Feedback box, the client can write notes to their locator. When a new note is added, the locator receives an email notification.
