Feature: Search by Commission

To be a successful apartment locator, you need a database that identifies the most competitive commissions. The Locator IDX is a commission-based search. You can prioritize search results by commission rate and minimum commission. You can also control the properties displayed in your IDX by minimum rent and minimum commission.

Competitive commissions are part of the industry and are decided entirely by the property owner and manager. The Locator IDX makes it easy for locators to refer more traffic to properties offering the most competitive commissions.

Prioritize search results by commission rate

In your default settings you can enter a minimum commission rate that is automatically entered into every search so you don’t have to manually enter it each time. However, you can change the minimum commission rate as one of the filters or you can leave the minimum commission blank to see all commissions.

How do we calculate the percentage?

If a property posts a commission as a dollar figure, our system divides the rent by the commission to calculate the percent. The percent is displayed at the bottom of each listing. The actual commission is also displayed so you can see the exact commission being offered.

Or leave the minimum commission field blank

If you leave the minimum commission field blank or enter a zero the search results will display all properties paying a commission, even if it’s $100. You can still manually filter the results by entering a dollar amount or percentage in the filter box.

Summary

The search results will only show properties paying a commission, even if it’s $100 or 1%. No locator properties are automatically removed from the search results. Competitive commissions are part of the industry and are decided entirely by the property owner and manager. From time to time they stop paying locators so when that happens, the system automatically removes them from the search results.

Locators can affect competitive commissions by rewarding locator friendly properties. Since the decision to work with locators is entirely up to the property owner, apartment locators understand not every property offers a commission. However, property managers do increase their commission when they need more traffic to incentivize apartment locators. The Locator IDX makes it easy for locators to identify these properties and send the qualified traffic the property manager needs.
