Locator IDX Markets

Locator IDX is available in 34 major metropolitan markets where apartment locators have enough inventory, competition, and rental demand to make locator tools valuable.

I focus on larger apartment markets because apartment locating works best in cities with a strong volume of professionally managed apartment communities. In smaller cities, there are often not enough apartment communities using locators or real estate agents as referral sources, which makes it harder for apartment locators to build a scalable business around those markets.

If you are a real estate brokerage, real estate agent, or apartment locator who needs apartment data for a WordPress website, Locator IDX gives you tools to search apartment inventory, create property collections, display apartments on a map, and use the data in approved formats such as website displays, data feeds, or spreadsheets.

Multiple Market Subscriptions

You may subscribe to more than one market if you serve clients in multiple cities.

Because Locator IDX is already priced to be accessible for individual apartment locators and small teams, I do not currently offer a multi market discount. Each market is billed at the standard subscription rate.

If you subscribe to multiple markets, all active market subscriptions are billed on the same billing date. For example, if you subscribe to four markets, all four market subscriptions are due on the same recurring billing date.

You may cancel any individual market at any time. However, if the payment method on file fails, access to all active markets may be paused or cancelled until the billing issue is resolved.

This policy helps keep subscriptions simple, reliable, and fair for all users while still allowing you to expand into as many markets as you need.

Are Commissions Included?

Locator IDX works in connection with the National Association of Apartment Locators to collect and organize apartment commission information where available.

Commission coverage is strongest in Texas markets such as:

  • Austin.
  • Dallas.
  • Houston.
  • San Antonio.

Texas has historically had more locator friendly apartment communities than many other states, which has made commission information easier to collect and maintain.

As of 2026, every state in the United States requires apartment locators to hold a real estate license. That has created a larger opportunity to collect commission information in additional markets outside of Texas.

However, commission practices still vary by market and by property. In many major metropolitan areas, each apartment community requires the apartment locator to complete a separate vendor agreement or commission agreement. When that happens, the apartment community may not pay the same commission to every locator.

Because of this, Locator IDX allows you to enter and save the commission information that applies specifically to your business. This gives you a place to track the commission rates you have been offered, even when those rates are based on individual agreements between you and the property.

My goal is to support the apartment locating industry as commission information becomes more centralized nationwide. Until that process is fully standardized, Locator IDX gives you tools to collect, organize, and maintain the commission information that matters to your business.
